Art Studios at 1200 Lincoln is a two-phased adaptive reuse apartment project with the first phase comprising 192 studio apartments and a planned second multifamily phase. Located in the bustling Golden Triangle Creative District, adjacent to downtown Denver, the 100,000 square foot, ten-story building was most recently home to the Art Institute of Colorado higher education school, and originally built for the Western Farm Bureau Life Insurance Company in 1962. The revitalized building at 1200 Lincoln incorporates design inspiration from the historic art-deco architectural style, the creative arts disciplines recently taught in the building, and from the neighborhood arts district.

Art Studios street level is reimagined in a contemporary expression which improves the building façade. The project is highly amenitized and offers a lobby lounge, fitness center, bike barn, dog wash, makers studio, jam room, and a ground floor retail tenant who offers photography classes and gallery events. Additionally, the penthouse floor is designed to create a visual connection to the lobby and provides an indoor rooftop lounge and connected outdoor community space with stunning views of the Front Range and downtown Denver.

The renovated building brings new life to a 60-year-old building and provides much-needed, attainably priced housing close to Denver’s downtown core.
